Is your property registered at the Land Registry?

 

The answer to the question is probably “yes”, certainly if you purchased in Leicestershire after 1987 when registration became compulsory.  All properties in England & Wales now have to be registered at the Land Registry upon a change of ownership or other dealing (for example a mortgage) if they have not been registered before. The vast majority of the country is now registered.

 

If your property has not previously been registered you can apply for a voluntary first registration. The process is generally straightforward. Your deeds will be checked through by your solicitor and then an application submitted.

 

Once registered your property is given a unique reference number and is also plotted on the Land Registry plans. There are no paper title deeds to hold as such. The title is stored electronically at the Land Registry and so there is nothing to lose or be destroyed. When you want a copy of your title you simply download it from the Land Registry website.

 

If there are any issues at first registration usually you are the best and sometimes the only person who has the relevant knowledge to deal with the matter. For example, if the position of a boundary is uncertain on the deeds you are likely to know the position from your own knowledge.
